Helpful reading

Good advice is worth more than a sales pitch. In this section we explain how doors and openers work, what wears out and why, and how to tell a small job from a big one.

Repair & Maintenance

How long does the visit usually take?

Plan for roughly an hour for a single door in ordinary condition, and longer for a double door, a second door on the property, or a door with a history that needs following up. Maintenance done on the spot adds a few minutes. A post-impact assessment, where the technician traces the force through the hardware, takes longer than a routine check. You are told at the door if the scope is growing. Garage Door Safety Inspection

What information helps when I book?

The door type and rough size, single or double; the opener brand or a photo of its label; what you have noticed, such as noise, shaking, hesitation, slamming or reversing, and whether it is worse in cold weather; whether the door has been struck by anything; and whether the springs are above the door or along the sides. None of this is required, but each detail helps the right parts and tools arrive with the technician. Garage Door Tune-Up

Our shop's overhead door was hit by a delivery vehicle. Is this the same service?

Yes, with the extra weight and size of a commercial door taken into account. The door is secured, the impact damage to sections, track and brackets is assessed, and the reset is paired with whatever track or hardware replacement the strike requires. Because the opening usually needs to be secured before the premises can close for the night, tell the technician when you call so the right track profile and rollers arrive with them. Will the new section match the colour of the rest of the door?

It will match the factory colour your door was made in, which is not quite the colour your door is today, because paint fades in sun and weather. A fresh section can look noticeably brighter than its neighbours, and that difference may not go away with time. If the contrast bothers you, the whole door can be painted with an exterior product suited to the finish. Ask to see the current colour chip against your door first. Garage Door Panel Replacement

How many rollers does a garage door have?

A standard four-section residential door has ten: one at each end of the three hinge lines between sections, one in each of the two top fixtures and one in each bottom bracket. A five-section door carries twelve, and taller doors more still. The technician counts and inspects every one, because replacing the full set together keeps the door's travel and sound even from side to side. Garage Door Roller Replacement

What is the difference between an edge hinge and a centre hinge?

An edge hinge sits at the end of the joint on the end stile and does two jobs: it links the panels and it holds the roller that runs in the track, which is why it is numbered for its position. A centre hinge sits on an intermediate stile in the middle of the door, links the panels only, and carries no roller. Both let the panels pivot as the door folds around the curve. Should the track be lubricated?

It depends on the door, and manufacturers disagree, which surprises many people. Some want the track kept clean and dry, since lubricant there can collect grit and let the wheels skid instead of roll, wearing the roller and the track edge; others specify lubricant at the track bend. The moving parts, roller bearings, hinge pins and springs, get their own lubricant either way, in the type the manual specifies, with a few cycles of the door to spread it. Should I keep using the opener until the technician arrives?

It is better to leave the door where it is and use another way in and out. Running the opener against a crooked or cable-slack door tends to tangle the cable further, twist the top section and knock the door out of its track, which adds to the repair. Pull nothing and adjust nothing; simply keep the opening clear and let the technician take it from there. Garage Door Cable Replacement

Openers & Access

The door is stuck shut and my car is inside. How do you get in?

Through the house if the garage connects to it, or through a side door. Many doors also have an outside keyed emergency release, a small keyed cylinder that pulls the trolley free so the door lifts by hand from outside. If yours does not have one, the technician can fit a keyed release kit as part of the visit so there is a safe way in next time; until then, an alternate entrance is used and the diagnosis proceeds once inside. How much slack should the chain have?

It is a measurement, taken with the door closed and disconnected from the trolley. At the middle of the rail the chain should sit at the height the opener's own manual specifies for its rail shape, since the figure is not the same across makes. The two nuts on the trolley set and lock it. With the door reconnected and closed, some droop appears; that is expected as long as the measurement returns when the door is open. How long should a belt last once repaired?

A belt's life is counted in cycles and years, and on a balanced door with the rail straight and the tension right it runs for many years. What shortens it is a heavy door, an over-tight adjustment, a bent rail rubbing one edge, or grease on the rubber. Keep the door balanced and lubricated, the belt dry, and glance along the rail a few times a year. Belt-Drive Opener Repair

Will a new opener make the door quieter?

A belt or direct drive with a soft-start DC motor removes most of the operator's own noise, and a level, well-tensioned rail removes the rattle. The door contributes its own sound through rollers, hinges and springs, so the technician looks those over during the balance check and can fit nylon rollers or fresh hinges at the same time. Together the two changes turn a morning rumble into a hum. Garage Door Opener Replacement

Installation & Upgrades

Do I need a new opener at the same time?

Not automatically. The decision depends on the existing operator's condition, compatibility, attachment and the customer's access goals. Door replacement and opener replacement are separate scopes that can be coordinated. Evaluating the mechanical door first keeps the operator decision grounded in how the new assembly moves and what equipment information supports. Sectional Garage Door Replacement

What does an R-value tell me?

An R-value describes resistance to heat flow under stated test conditions. It is useful only when you know whether the figure applies to insulation material, a section or the complete door assembly. Ask for the published basis for the exact model. Air movement at joints, windows, perimeter seals and floor gaps also affects how the garage feels in real weather. What should I watch for during strong winds?

During strong or severe winds, shelter in a basement or small interior room away from windows, doors and exterior walls, rather than watching the door while it blows. Once conditions have passed, look over the opening: note unusual bowing, new creases, displaced rollers, loose attachments, perimeter gaps, or movement at brackets and jambs, and let these details guide a later assessment. Wind-Rated Garage Door Replacement

Are the decorative handles and strap hinges functional?

On most sectional carriage designs, they are visual accents rather than working swing-door hinges. Their placement still requires care. They must attach where the section construction permits, align evenly across the face and clear trim and joints throughout travel. Some handles can also provide a suitable gripping point for manual movement when their product instructions identify that use. Carriage-House Garage Door Installation
